Located in the heart of busy Tsim Sha Tsui, iSQUARE’s tower is a vertically stacking landscape of retail and entertainment venues. The site formerly held a Hyatt hotel that was demolished to make way for this 53,000 square metre emporium whose mix of programmes—shops, restaurants, and cinema—are perfectly suited to contemporary Kowloon’s frenetic, crowded character. Like all great cities, Hong Kong is constantly in a state of flux. The transformation of this site is a necessary response to the ever-increasing retail value of this location, but iSQUARE’s unprecedented verticality poses challenges for the architecture in its pursuit of a new movement and spatial strategy. Hong Kongers famously love to shop and eat, and iSQUARE gives them myriad options for indulging in both within its relatively narrow floor plate. This busy corner site with its proximity to both Kowloon Park and the harbour called for a very particular architectural form defined at street level by a setback that opens up a public plaza fronted by prime retail options; at higher floors the building splits into two towers and its interior reveals itself.
