The mixed-use LHT Tower is flanked by Theatre Lane, a historic pedestrian alley that is the only such precinct in the core business district. While the new development does help to extend the width of this lane, its main intention is to energise the street by engaging the pedestrians.


Challenging the standard tower-and-podium development approach while maximising the commercial value of podium retails, the design features a dynamic folding façade on the long side of the building. It wraps the podium and the tower in a formal continuum. To the other side, a ribbed wall together with the roof feature projects beyond to form the extension of the adjoining wall. The programme is sandwiched between these two dialectical gestures, delineating the two different urban characters on either sides of the site. Responding to the busy pedestrian traffic along Theatre Lane, the escalator zones at the retail floors are strategically placed next to the external wall, forming an animated façade. The folding curtain wall gives an impression of a stage curtain, opening to reveal the building and especially of the retail spaces within, making a subtle reference to the iconic Queen’s Theatre which occupied the site previously.

This is a building that takes cues from its urban context, both past and present, while rising above it to embody something new. The carefully modulated glazing systems of the two primary facades respond to the urban energy at street level and extend the public realm upwards, a creative intervention that enhances the dynamics of movement, encounters and interaction so vital to city life.
