Project Brief: To convert and extend a family house to make the maximum use of the space within the kitchen and garden.
The ground floor at Broadgates Road had previously been extended but the extension had split the kitchen with the dining area and cooking spaces on different levels. The complete ground floor was first demolished and then a steel frame was fabricated to carry the load from the house above and form the basic structure of the extension. The internal floor levels were corrected by excavating and dropping height and by placing the steps into the kitchen near the kitchen entrance door. The extension was then formed in block and render and the garden levels were lowered to allow for a seamless transition between the spaces. A winged flat roof was then formed from fibreglass and aluminium to provide shade on the external patio. The remainder of the house was refurbished with new bathrooms, new bedroom layouts and wardrobe storage.
The end result is a beautiful family house with many subtle features. Around the perimeter of the property at high level, clerestory glazing provides light and glimpses into the garden at all levels within the space. The extension area is clearly zoned with kitchen, dining area and an area to comfortably watch television complemented with a wood burning stove. Within the raised study glass balustrades were fitted to retain the seamless feeling within the space and cupboards and shelves were built in to match the joinery in the kitchen. In the dining area a second hand London stock feature wall was constructed and two wine fridges are carefully hidden within the raised platform which supports the study.
The garden was landscaped and constructed by our BTL Boutique Division. The brief was to make it an attractive, modern, low maintenance, practical garden featuring a BBQ area,
football resistant raised flower beds, irrigation, lighting, a trampoline area, astro turf lawn and gravel paving. We think we managed to incorporate all of these elements and more.
