The Boatyard Houses

The project involved the construction of 3No low energy town houses and the reuse of a tight vacant
brownfield site, including the reinstatement of the site and the reconstruction of the harbour wall within the conservation area of St Andrews. Open plan Living / Dining, Kitchens with large windows and balconies at first floor level to maximise views over the harbour, beach and sea beyond. The houses incorporate the use of a breathable building envelope predominantly constructed of timber products. Closed panel pre-insulated (cellulose) timber kits, constructed of engineered I sections to minimize cold bridging. Over the outside of the kit is a layer of high performance woodfibre boards. Internally at the interfaces with floors and ceilings airtightness tapes were used. The creation of an internal service void minimises service penetrations in the airtightness control layers. In addition, the thermal mass / decrement delay of the system helps protect the properties against summertime overheating. Woodfibre insulation batts were also installed between the timber studs of the internal partition walls and between the joists in the floors between each storey. This provides a high degree of sound insulation and minimises the effects of thermal stacking, assisting temperature control of each storey. The various wood fibre products are manufactured from a high percentage of wood waste, which itself comes from trees from sustainably-managed forests. The timber windows and glazed doors are triple glazed with thermally broken frames giving very low U values. Additionally each house is fitted with a whole house mechanical ventilation heat recovery system safeguarding the internal air quality, removing the need for trickle ventilation while minimising heat loss. Finally sprinkler systems were installed in each dwelling to enhance fire safety
